Landlords · Gas safety

Landlord gas safety, done properly and on record.

Every year, every gas appliance and flue in a rented home needs a safety check by a Gas Safe registered engineer, with a record for the tenants. We carry out the checks, issue the Landlord Gas Safety Record, arrange access with tenants or your agent, and can remind you before the next one is due.

What’s included

The work, done properly.

  • Safety check of every gas appliance and flue you are responsible for
  • Landlord Gas Safety Record (often called a CP12) issued
  • Gas tightness, ventilation and flue checks
  • Carbon monoxide alarm checks and advice on what is required
  • Boiler service on the same visit if you want one
  • Access arranged directly with tenants or through your agent
  • A reminder before the next check is due

Signs you need this

  • Your current record expires in the next two months
  • You are about to let a property or a new tenant is moving in
  • You manage several properties and want one engineer keeping track
  • An HMO or student let with several gas appliances
  • You have bought a tenanted property with no record of the last check

The rules are specific. Each gas appliance and flue you are responsible for must be checked every 12 months by a Gas Safe registered engineer. Existing tenants must get a copy of the record within 28 days of the check, and new tenants before they move in. Keep the records for at least two years. The check can be done up to two months before the due date while keeping the same anniversary date, so there is no need to cut it fine.

Landlords in England must fit a carbon monoxide alarm in any room with a fixed combustion appliance, gas cookers excepted, and the requirements differ in Scotland and Wales. We check the alarms on every visit and tell you if anything is missing for the property.

For portfolios, HMOs and student lets, we keep every property’s due date on file and remind you before each one comes round, so a change of tenant or agent does not lead to a missed check.

Questions

Landlord gas safety certificates, answered.

What is a CP12?

The common name for the Landlord Gas Safety Record, after an old form number. It records the checks on each gas appliance and flue, any defects found and what was done about them.

How often do I need a gas safety check?

Every 12 months. You can have it done up to two months early and keep the original anniversary date.

What happens if an appliance fails?

The engineer explains the fault and makes the situation safe, which can mean turning the appliance off or disconnecting it until it is repaired, and records it on the certificate. You get a price for the repair before any work is done.

Do you work with letting agents and HMO landlords?

Yes. We work directly with agents, portfolio landlords and HMO managers, arrange access with tenants, and send records to whoever needs them.
