Gas safety, in short

Every 12 months

A gas safety check on every gas appliance and flue you provide, by a Gas Safe registered engineer.

Within 28 days

A copy of the Landlord Gas Safety Record to existing tenants. New tenants get theirs before they move in.

Keep for 2 years

Hold each record for at least two years. We keep a copy too.

Up to 2 months early

A check done in the two months before the deadline keeps the original anniversary date.

A summary for England, Scotland and Wales, not legal advice. Our landlord gas safety guide has the detail, including carbon monoxide alarms.

Questions

For landlords.

What is a CP12?

The common name for the Landlord Gas Safety Record, after an old form number. It records the checks on each gas appliance and flue, any defects found and what was done about them.

How often do I need a gas safety check?

Every 12 months. You can have it done up to two months early and keep the original anniversary date.

What happens if an appliance fails?

The engineer explains the fault and makes the situation safe, which can mean turning the appliance off or disconnecting it until it is repaired, and records it on the certificate. You get a price for the repair before any work is done.

Do you work with letting agents and HMO landlords?

Yes. We work directly with agents, portfolio landlords and HMO managers, arrange access with tenants, and send records to whoever needs them.

Do you work with landlords and letting agents?

Yes. We carry out landlord gas safety checks and records, annual servicing and repairs, for a single property or a portfolio. We can arrange access with your tenants and send the paperwork to you or your agent.
