Heating · Servicing

An annual service that actually looks inside.

A proper service means taking the case off. We check the burner, heat exchanger, seals and condensate trap, test the safety devices and analyse the flue gases, then give you a written record and a plain account of anything we found.

What’s included

The work, done properly.

  • Flue gas analysis and combustion check
  • Burner, heat exchanger and electrodes inspected and cleaned where needed
  • Condensate trap and pipe cleared and checked
  • Gas pressure, seals and flue integrity tested
  • System pressure and expansion vessel checked
  • Controls, safety devices and pressure relief valve tested
  • Service record completed for your warranty

Signs you need this

  • It has been more than a year since the last service
  • Your boiler warranty depends on an annual service
  • Gas bills creeping up for the same warmth
  • Sooty marks or staining around the boiler or flue (stop using it and call us)
  • You are a landlord and the gas safety check is due too

Most of the breakdowns we see in January were visible in September: a condensate trap half full of sludge, a worn electrode, a seal starting to perish, an expansion vessel that has lost its charge. A service is the cheapest point to catch them.

Manufacturer warranties usually require a service every year by a Gas Safe registered engineer, recorded in the Benchmark checklist at the back of the manual. Miss one and a warranty claim can be refused, so we complete the record every time.

A service is not the same as a landlord’s gas safety check. The safety check confirms an appliance is safe to use; the service keeps it working well. Landlords often have both done on the same visit.

Questions

Boiler servicing, answered.

How long does a boiler service take?

Usually around an hour for a domestic boiler, longer if it needs a deeper clean or a part replaced.

My boiler works fine. Does it still need a service?

Ideally, yes. The faults behind winter breakdowns build up slowly, and many warranties need the annual record. Servicing a working boiler is the point.

Is a service the same as a gas safety certificate?

No. A gas safety check is what landlords need each year to show an appliance is safe. A service goes further and cleans and adjusts the boiler. We can do both at once.
